On Monday there was an article in "The Daily Progress", called "Tower plan could alter downtown", read more:

A developer from Richmond was trying to get permission from the Charlottesville Planning Commission to build a 9-story buidling with condominiums and retail units, at the corner of McIntire Road and W. Main Street downtown.
This proposed building would have been a massive improvement over the current building, RSC Equipment Rental. I see no reason why the height of the building should be a problem. The Lewis and Clark building downtown is also a tall building. It would improve this prime corner.
However, in this morning's "Daily Progress" there was another article, "Panel pans tower plan":

The Planning commission voted against it 4-2 because Charlottesville isn't getting enough in return. They want the developer to make a larger contribution to affordable housing in the city.
Hopefully both sides can find a way to make it work. But for now the city says no.

Housing Stats for July 2007: Major Decreases in Nelson, Major Increases in Louisa & More
Today I compared June 2007 & July 2007 housing stats for real estate transactions by county in our area, and saw some interesting changes.
The largest decreases were in Nelson County:
- Average Sale Price in Nelson decreased by $164,088 from June 2007 to July 2007.
- Median Sale Price in Nelson decrased by $135,000 from June 2007 to July 2007.
The largest increases were in Louisa County:
- Average Sale Price in Louisa increased by $50,398 from June 2007 to July 2007.
- Median Sale Price in Louisa increased by $88,490 from June 2007 to July 2007.
- Average Days On The Market in Louisa also increased by 60 days from June 2007 to July 2007.
Fluvanna County had two large increases:
- Average Days On The Market increased by 32 days from June 2007 to July 2007.
- Median Sale Price increased by $48,100 from June 2007 to July 2007.
Albemarle County had one large increase and one large decrease:
- Average Sale Price increased by $42,696 from June 2007 to July 2007.
- Number of Houses Sold decreased by 27 from June 2007 to July 2007.
The City of Charlottesville had three large decreases:
- Average Sale Price decreased by $41,085 from June 2007 to July 2007.
- Median Sale Price decreased by $67,000 from June 2007 to July 2007.
- Average Days On The Market decreased by 25 days from June 2007 to July 2007.
Madison County had one large increase:
- Average Days On The Market increased by 73 days from June 2007 to July 2007.
Orange County had one large decrease:
- Average Sale Price decreased by $44,610 from June 2007 to July 2007.
Greene County had one large decrease:

Biscuit Run Is Getting Closer To Becoming A Reality
Biscuit Run, the largest development ever proposed in Albemarle County, is closer to happening. I believe the county and developers are working hard to make it a win-win for both sides. I am 100% for Biscuit Run; it sounds fabulous and I may move there in a few years myself. This community and its developer, Hunter Craig, has certainly taken our community to the next level. I am not a listing agent, nor in any way involved in this community. It has so much to offer for everyone, regardless of their wish list, that it appears to meet everyone's needs.
I realize they will have to do something with the traffic issue, and it appears they are working on that as well.

Albemarle County Is Getting "Greener" & Saving Money! Well Done!
Albemarle County will probably be used as an example for other counties in the future with their innovative "green roof" on the county office building.
A green roof system is an extension of the existing roof which utilizes a root repellant system and high quality water proofing, a filter cloth, drainage system, and a light-weight growing medium, as well as plants.
Saving $'s, keeping the building cooler, and experimenting seems to be working. The roof was paid for by grant money, so it's a win-win in every direction... without using tax payers' funds.
It's great to be an example for the future! I love that Charlottesville puts "being green" as a priority.

Will Hollymead Get Mixed-Use?
Development continues...
Northern Albemarle county boasts Hollymead Town Center at the intersection of Route 29 and Proffitt Road, and the growth in mixed use of another phase with residential and commercial.
The county is watching carefully and expects the proffers that come with development.
The good news is 20% of the project will be affordable housing, which our area needs desperately.
This shopping center has some fabulous views, so it's a delight to shop here with several great stores including my favorites: Bonefish Grill (I believe the best seafood in town as well as magnificant first class service always), Maggie Moos Ice Cream (a new experience for ice cream), Harris Teeter (call or fax your order in and they'll bring it to your car... Wow, that's service), TGIF (great burgers and my favorite salad with chicken), Panera's Bread (everything is great: breakfast, lunch or dinner), Target (a nice, clean store with almost everything including a pharmacy), Kirklands (a fun store with unique household items), and of course Starbucks. These stores are just a sampling of what you'll find.

New Big Box Shopping Center Coming To Charlottesville?
More shopping may be coming near the downtown area of Charlottesville, close to the Holiday Inn South.
In my opinion this shopping center is very much needed and is in a great location, just off the interstate. Development is rapidly advancing on this side of town, and once Biscuit Run is built, it will be a popular shopping center, used by many of the residents nearby.
It will be great to have a Home Depot, another source for home improvement products, along with Lowes on Route 29.
Personally, I wish a Costco would come to Charlottesville!
I agree with the Planning Commission that we need this development. Placing too many constraints may force them to choose anoother location. The stores and developers need to make a profit as well. If half of the store isn't used, they will not prosper. This is Charlottesville, not northern Virginia, nor Manhatten, so let's keep things in perspective.

Proposed Deerfield Village center in Greene County Faces Resistance
Greene county is growing at a very rapid rate with both commercial (Wal-Mart Super Center) and new subdivisions on both sides of Route 29.
Another developer has stepped up to propose Deerfield Village, a commercial development as well as 127 village homes. Residents met and voiced opposition to the village homes. Now the developer has added items to his proffer to make it more attractive to the residents as well as Greene County.

Advance Mills Temporary Bridge To Be Built
Earlysville residents and others will certainly welcome the addition of a temporary bridge. This will relieve the stress of having to go miles out of the way to get to their residences and work places. Instead of installing a new bridge which would mean waiting years, the temporary bridge will be installed in 6 months.

The bridge that collapsed in Minnesota was a deck steel truss bridge. Virginia has a total of 12,742 bridges, and of those 2,862 (22%) have been deemed "deficient or obsolete" by officials (most of these were in northern Virginia).

National Ground Intelligence Center Expansion
The NGIC expansion seems to be politically laced. In my opinion it is good for our community. But we must look at all angles of the expansion and make sure the community, as well as the developer and the government are all receiving a fair and equitable share of what's good for our fine community. The expansion will bring in many northern Virginia families to our community. We will need to have housing for all of those individuals. They will be using our schools as well, so the tax base is very important.
