The Pros & Cons of Reverse Mortgages

Baby boomers are here, and now anyone over 62 years old can get a reverse mortgage. It's not for everyone, but it can be just what you need for you at this time in your life.

Changes are occurring soon, and instead of only being able to get reverse mortgages on your home you live in, soon you'll be able to buy a home using reverse mortgage. Even if you have bad credit, and live in a home, you can probably get reverse mortgages.

McIntire Park will open for Fourth of July festivities at 4pm on the 4th of July. There will be entertainment and food vendors starting at 5pm. The fireworks will begin at approx. 9:15pm. There is no parking at the park, or golf course for the public. Both areas will be gated. Beginning at 4:00pm the CTS will offer free shuttle bus service from these satellite parking lots: K-Mart on Hydraulic Road and the Albemarle County Office Building. Two buses will serve Walker Middle School Upper parking Lot for passengers with disabilities, to McIntire Park. Return shuttle service until the park is empty. No dogs, alcohol, or personal fireworks will be allowed in the park. Fees for some events, but the fireworks are free. All ages welcome.

Charlottesville expecting major price reductions in town...

...but yes we are experiencing major price reductions in town, but also keep in mind homes are selling. When we as realtors see no activity in sales is when our red flags go up.

Pricing is key in selling your home, and I agree it's a buyers market.

Don't forget Lake Monticello still has a home, not a townhome, for under $180,000.

National Assocation of Realtors' Statistics for May 2007

In May 2007 existing home sales were unchanged. The national median existing home price was $223,700 in May 2007, which is 2.1% below May 2006, when the median was $228,500. Read this article from Realtor.org to learn more:

Below are links you may want to add to your favorites for future reference. These are all fabulous sites that will answer most of your questions around the country concerning important issues on schools, crime, environmental, census facts and more.

I am more than glad to add to this list, so any suggestions on what you'd like to see would be welcome.

SCHOOLS:

The US Department of Education has a very useful national database of school demographic information, called the National Center for Education Statistics: http://nces.ed.gov/index.asp.
Click on the "School, College and Library Search" tab for a school’s student/teacher ratio and more.

Two more sites that let you compare schools for academic performance are "Great Schools" http://www.greatschools.net/, and "Standard & Poor's School Matters" http://www.schoolmatters.com/. Many school districts and state education departments also post useful online information.

CRIME:

The Virginia State Police Sex Offender Registry Search:
http://sex-offender.vsp.state.va.us/Static/Search.htm. Also of interest to families is the National Sex Offenders Registry, found at http://www.familywatchdog.us/ You can enter a street address and generate a map that plots where sex offenders live. Information often includes a photo. The maps give buyers a comparison of the density of sex offenders in the neighborhood.

Family Watchdog is also developing another tool to track other crimes. Some towns already have such sites, such as http://www.chicagocrime.org/ for the city of Chicago. If clients are concerned about crime in a particular area, I encourage them to talk to the police department and/or department of public safety. Many cities and towns also offer this info on the web.

ENVIRONMENT:

Questions on environment? Visit the U.S. Environmental Protection Agency’s website:
http://www.epa.gov/epahome/commsearch.htm. If you'd like to read a pollution report card by county, including air and water quality, go to http://www.scorecard.org/. This web site has a tool for accessing an area by zip code for environmental facts such as pollution statistics, proximity to hazardous waste sites, and information about the local watershed.

DEMOGRAPHICS:

Demographics: http://quickfacts.census.gov/qfd/index.html lets you find statistics about an area’s demographics, broken down by city and country, as well as general socioeconomic data. You will need to provide phone # or address.

MORE:

Need to look up someone's phone number? Or you have a phone number, but don't know who it belongs to? The site http://www.whitepages.com/ can do both for you. Try a "Reverse Search" to look up the owner of a phone number.

Check your credit report once a year & how-to

Everyone should check their credit report annually. The Fair and Accurate Credit Transactions Act, or FACTA, provides for one free consumer report from each of three agencies once a year. Some government regulations are good, and this act was created to help all of us. Of course, if you're buying a home the lender will run a new credit report for you, but this could give you a start.

Diversions give the mind a break from problem solving and burden bearing. It is impossible to be consumed with worry when something else is captivating your interest.

DIFFUSE
Push the pressures out of your body through twenty minutes of aerobic exercise.

DEBRIEF
Talk out your tension with a safe and trusted friend.

DIVERSIFY
Change channels in your brain. Problem solving is more effective when the mind frequently rests from a problem rather than obsessing on it continuously.

DELIBERATELY REST
Schedule several five-minute slots during the day to "let down", and slow the mind and body. Listen to relaxing music. Pray and meditate.

DEAL WITH UNFINISHED BUSINESS
Make amends whenever possible. Grant forgiveness rather than nursing grudges.

DEDICATE YOURSELF TO THE BASICS
To see clearly in the midst of blinding stress: Sleep eight to nine hours a night; Eat well-balanced meals; Exercise twenty to thirty minutes, thress times a week.

DISENGAGE
When overwhelmed, step back, buy yourself some time, and stop trying so hard. Everything doesn't have to be "fixed" today.

DIG IN
Avoidance heightens anxiety. Evaluate what can be done and do it. Don't get stuck in the quicksand of an "all or nothing" approach.

DON'T BE A "TYPE E" PERSON

Albemarle County and Charlottesville in development are forcing new development to pay attention to affordable housing.

Albemarle County continues to grow and the county is trying to keep up with it. The county is currently doing a study on their web site on Community Development in the Eastern Connector Corridor.

The unexpected closes airport

Hares took over the airport in Milan and closed it down!

If you're visual person, you can just picture them trying to catch the hares... and how much this problem cost the airlines.

Some things in life are beyond our control it appears, so we should always remember the "Serenity Prayer" as this clearly is beyond what any of us could control.

I believe this was a first for an airport, but others will be scouting the adjacent grounds as well.

Rates are rising and it is a buyers' real estate market.

Keep in mind though, check with your mortgage lender, as there are lots of options and questions...

- How long will you be living in the house?

Gift ideas for the man in your life

Here are funny tips on gifts for men, for Father's Day or anytime. I got this in my Lite Rock Z95.1 email newsletter yesterday. Enjoy!

"12.5 things for DAD'S Day"
BUYING GIFTS FOR MEN


Father's Day is Sunday. Buying gifts for men is not nearly as complicated as it is for women. Follow these rules and you should have no problems.

Rule #1: When in doubt, buy him a cordless drill. It does not matter if he already has one. I have a friend who owns 17 and he has yet to complain. As a man, you can never have too many cordless drills. No one knows why.

Rule #2: If you cannot afford a cordless drill, buy him anything with the word ratchet or socket in it. Men love saying those two words. "Hey George, can I borrow your ratchet?" "Okay. By the way, are you through with my 3/8" socket yet?" Again, no one knows why.

Rule #3: If you are really, really broke, buy him anything for his car. A 99 cent ice scraper, a small bottle of de-icer or something to hang from his rear view mirror. Men love gifts for their cars. No one knows why.

Rule #4: Do not buy men socks. Do not buy men ties. And never buy men bathrobes. I was told that if God had wanted men to wear bathrobes, he would not have invented jockey shorts.

Rule #5: You can buy men new remote controls to replace the ones they have worn out. If you have a lot of money, buy your man a big screen TV with the little picture in the corner. Watch him go wild as he flips and flips and flips. Forget the program; your entertainment is watching him have fun!

Rule #6: Do not buy any man industrial-sized canisters of after-shave or deodorant. I'm told they do not stink-they are earthy.

Rule #7: Buy men label makers. Almost as good as cordless drills. Within a couple of weeks there will be labels absolutely everywhere. "Socks. Shorts. Cups. Saucers. Door. Lock. Sink." You get the idea Again, no one knows why.

Rule #8: Never buy a man anything and then tell him he should read the instructions because the box says "some assembly required." It will ruin his special day. He will always have parts left over.

Rule #9: Good places to shop for men include Northwest Iron Works, Parr Lumber, Home Depot, Lowe's, John Deere, Valley RV Center and Les Schwab Tire. (NAPA Auto Parts and Sears Clearance Centers are also excellent men's stores. It doesn't matter if he doesn't know what the gift is. "From NAPA Auto, eh? Must be something I need. Hey! Isn't this a starter for a '68 Ford Fairlane? Wow! Thanks.")

Rule #10: Men enjoy danger. That's why they never cook (but they will barbecue). Get him a monster barbecue with a 100-pound propane tank. Tell him the gas line leaks. "Oh the thrill! The challenge! Who wants a hamburger?"

Rule #11: Men love chain saws. Never, ever, buy a man you love a chain saw. If you don't know why, please refer to Rule #7 (Remember what happens when he gets a label maker?)

Rule #12: It's hard to beat a really good wheelbarrow or aluminum extension ladder. Never buy a real man a stepladder. It must be an extension ladder. No one knows why.

Rule #12.5: Rope. Men love rope. It takes us back to our cowboy origins, or at least the Boy Scouts. Nothing says "I love you" like a hundred feet of 3/8" manila rope. No one knows why.

HGTV has some great free email newsletters, filled with tips for your home. You can choose from these newsletters on their site (http://www.hgtv.com/hgtv/newsletter): Ideas, Decorating, Gardening, Kitchen Design, Bath Design, and Quilting. I love the decorating newsletter! It's chock full of tips and ideas.

My favorite radio station is Lite Rock Z95.1 (http://www.literockz951.com/). I listen to it in the car and in the office. They have great music and fun contests! They have a community calendar on their web site, and you can also learn about the contests.

Taylor Hicks, last year's winner of American Idol, is coming to The Paramount Theater July 5 (http://www.theparamount.net/calendar_shows_TaylorHicks.aspx). Go to the web site to learn more and buy tickets.

I started watching American Idol this year, I was rooting for Melinda. I was sorry she didn't win, but I'm sure she'll be successful in the future.

I welcome your comments on development in the area. Here are my thoughts on this article...

Albemarle County only has so many acres available for development, and I believe we should be
careful as we develop.

Albemarle County in my opinion, asked the developers to give more to proffers of the county, and they did so. As long as our roads and schools are carefully watched for impact, the developers can help promote Albemarle County, and add to the tax base for all, I believe they should have a fair chance.

Glenmore after several years finally got approved.

Albemarle County and the city of Charlottesville are a special place to live, and we should strive to keep it that way.
