Dave Phillips, the CEO of the Charlottesville Association of Realtors has written a fabulous report for the 3rd Quarter. Click this link to read it:
http://www.caar.com/caar/servePDF/?servethis=/market/2007market_reports/3rd%20Quarter%20Market%20Report.pdf
I am in total agreement with his analysis of the market. It's a buyers market and people are getting "deals"! I'm busier now with buyers than I was over the summer.
Now's the time to buy -- don't wait!

Is Charlottesville Green? Absolutely!
Charlottesville, VA is 1 of 27 environmentally friendly cities to live in, read more in this article:
http://www.private-communities.org/press/27_environmentally_friendly_cities_to_live/"Green Is In" in Charlottesville! Many builders are utilizing new ways to build, including
Barry Meade building in Westhall, west of town, at $300,000 & up; Avon Park in Albemarle County only 10 minutes to UVA at $439,000 & up; Lake Monticello a 4,000 home community with golf, tennis, clubhouse and 250 acre lake at $279,900 & up; Boxwood, a new neighborhood at $419,900; Deer Lake Estates in Greene County; Proffit Ridge by Dominion Development has a $1,000,000+ home; also Artisan Homes, Doug Lowe is doing "green" commercial as well as "green" residential homes.
Building a green home is more expensive but the buyer will receive lower utility costs & much more, not to mention helping the environment.
There is a new real estate designation called "Eco Broker" that I will be taking shortly to learn even more about green, environmentally-friendly housing.
Today Is Blog Action Day! So I'm joining thousands of other bloggers around the world to write about the environment today. Click the logo below to learn more and see the other bloggers who are participating:
Please email or call me for the latest list of green properties and I'll be happy to share them with you!

Affordable Housing May Be Coming To Charlottesville & Albemarle
Bill Edgerton, a member of the Albemarle Planning Commission, and Frazier Bell, a mortgage banker, have been investigating Community Land Trust, which may bring a broader range of housing options, including more affordable housing, to residents in Albemarle County and Charlottesville.
Thank you! They are certainly to be commended for going above and beyond the call of duty. Also a big thank you to the anonymous donor who is funding this research project. We don't need to reinvent the wheel, but we should see what others are doing about this critical issue.
Many local residents need affordable housing, perhaps even your children or your parents in their latter years, a single professional who is going through a divorce, etc. The reasons are many... let's plan for the future.

Which homes were your favorite on the Charlottesville Parade of Homes? Please post a comment.
Keep an eye on the market, as rates are still below 6.5%, and I've heard a quote from someone at below 6%. Call me (434-980-2860 locally or 800-818-7629 toll-free) and I'll be glad to direct you to some fabulous local lenders.
Are you aware one lender has a loan where the seller can pay 6 months of your monthly payment? That could assist you in getting your new dream home!
