Class Action Suit Over CSST Tubing: Deadline To File 9/5/07

Corrugated stainless steel tubing has been used in many homes throughout our area. You may have this in your home.

The deadline to submit a claim is September 5, 2007, and you can do this on their website:

https://www.pddocs.com/csst

It's interesting the materials that are used in homes sometimes can create problems, and research should be done by homeowners. Remember the PVC quest class action suit? It depended on the clamps that were on your home and when your home was built.

Who knows what will be next? This information was sent to me by John Handloser, a home inspector with Pillar To Post. He will assist you with your new home purchase, or if you have questions on your current home. If you'd like his phone number or email, just let me know.

Comments anybody?

Builders & Sellers Are Offering Incentives!

Creativity and huge incentives have come with our current buyers market. Locally, Ryan Homes is offering huge incentives and Riverbend is offering an 8% credit.

In certain areas, particularly Lake Monticello, many homes are priced under tax assessment.

Even in Albemarle County I recently saw a 3,000 square foot home in a popular neighborhood at $2,000 above assessment, which shows either a motivated seller or possibly the home had issues, such as pets (which of course could be corrected).

I saw another home recently, in western Albemarle County, just listed at $37,400 below the assessed value!

Click the link below to read more in this article, "Anxious Home Builders Pile On the Incentives" from The Wall Street Journal Online:

http://www.realestatejournal.com/buysell/tactics/20070810-opdyke.html

Buying a home is the largest investment you'll make in your life, so make a wise decision, and have a realtor assist with the research and offer.

I'm available 24 hours/7 days for all your real estate needs.

Blog Action Day is about MASS participation. That means we need you! Here are 3 ways to participate:

Post on your blog relating to the environment on Blog Action Day

Donate your day’s earnings to an environmental charity

Promote Blog Action Day around the web

Local SOL Scores Released

The latest SOL testing scores were released yesterday. Parents will enjoy perusing the scores of the Charlottesville area schools. I realize schools are important, and SOL scores as well. It's the comment I hear most often in real estate, "I must have a house in either one of two school districts". Some parents are choosing because of SOL scores, some because their children can walk to school, or many other reasons.

Find scores for all local and state schools at the Virginia Standards Of Learning Web Site:

What Buyers Are Looking For - NAR Report

The National Association of Realtors recently released a report on what buyers are looking for in a home. I think it's very interesting that one of the items they say they are looking for is oversized garages. Read more in this news release from NAR:

http://www.realtor.org/press_room/news_releases/2007/home_buyers_want_oversized_garages.html

Of course this is a nationwide report but certainly most buyers will want air conditioning, and in our area it's hot in August for sure. Walk-in closets and large master suites are also asked for quite often.

Interesting these days you are seeing garden tubs instead of whirlpool tubs, but a very nice feature is both a whirlpool or garden tub and a separate shower.

In our area buyers are very focused on location, proximity to work, and schools. Of course we have incredible schools so that's a perc for sure!

I've got a great bargain home for sale right now with an oversized garage, and it's priced at the Albemarle County assessed value, reduced almost $40,000. It's on Amberfield Drive in Forest Lakes and is now listed at $359,700, with four bedrooms and 2,400 sq.ft. The Forest Lakes community features a pool, tennis, clubhouse and more, as well as great schools.

Customer Service-5 National Companies That Excel

I believe providing excellent customer service is paramount in running a successful business.

Click this link to learn about five national companies that excel in customer service, in this article from RISMedia.com:

http://rismedia.com/wp/2007-08-15/brilliant-branders-5-companies-that-know-the-importance-of-the-customer-experience/

In my opinion, one of the best local companies in terms of customer service is Bonefish Grill restaurant, in Hollymead, north of Charlottesville. They make you feel like a queen or king for the day. The food, service and the entire restaurant excel. The manager personally comes to your table and really wants to know about your food and experience.

Another great local restaurant for customer service is the stand-alone Chick-Fil-A near Lowe's in Charlottesville. If the drive-thru line gets too long, the managers come outside and take orders at your car using cell phones. Once someone in our office got the wrong order, and the manager personally drove to our office to deliver the correct items!

Unfortunately I can point fingers at several restaurants in town that do not follow this same philosophy, and therefore I choose not to frequent them anymore.

I guarantee satisfaction at my real estate company, RE/MAX Excellence, to all of our clients. You reserve the right to fire us if you are unhappy with our services (I'm sure you won't, but you always have the right to).

What do you think I could personally do better for you as a realtor?

What do you think the profession of realtors, in general, could do for you, to improve customer service?

I think the most important thing the public expects from those that serve them, is communication. Email has certainly assisted us in communicating better, more thoroughly, and more often.

Please post a comment to share with me and everyone. I'd love to know which local companies you feel put the customer as number one and provide incredible service. Let's spread the word and bring more business to those who deserve it!

Quote of the Week: The Man Who Wins Is The Man Who Thinks He Can

If you think you are beaten, you are,

If you think you dare not, you don’t

If you like to win, but you think you can’t,

It is almost certain you won’t.

If you think you’ll lose, you’re lost

For out in the world we find,

Success begins with a fellow’s will –

It’s all in the state of mind.

If you think you are outclassed, you are,

You’ve got to think high to rise,

You’ve got to be sure of yourself before

You can ever win a prize.

Life’s battles don’t always go

To the stronger or faster man,

But soon or late the man who wins

Is the man who thinks he can!

- Author Unknown

Happiness is a voyage, not a destination. There is no better time to be happy than . . . NOW! Live and enjoy each moment with passion, always thinking positive thoughts because they do become your reality.

Have a wonderful week, Don't worry, be happy... and SMILE!

Lowe's Coming To Greene

Greene County appears to be going first class with quality in every way with Gateway Center, coming to Ruckersville. Now soon to be home to a Wal-Mart Super Center and now Lowe's. There will only be retail in this shopping center, which will feature high quality light poles as well as landscaped entrances. The shopping center will have 500 square feet at build-out in 2010-2011.

This will help the tax base in Greene County, which is booming with a new senior community and lots of new developments as well. Shoppers from northern Albemarle will probably use this new shopping center as well.

Read more in the article from DailyProgress.com, "Lowe's to open Greene store":

What do you think of Gateway Center? What other stores would you like to see come to Ruckersville? Please post a comment.

Mortgage rates up slightly this week to 6.68%

For the most part, mortgage rates were up this week, even though Treasury yields fell. Usually, mortgage rates decline when Treasury yields fall. Read more at bankrate.com:

USAToday.com says interest rates dropped and demand surged:

New UVA Emergency Alert System

Over 6,400 people have signed up for the University of Virginia emergency notifications, their new alert system.

Read more at WRIC's web site (Channel 8, ABC in Richmond):

http://www.wric.com/Global/story.asp?S=6899102

The Virginia Tech tragedy is so sad. But we all learn and now we'll have better systems in place in our own backyard. I think text messaging is a great way to communicate emergencies to students, faculty, and everyone.

I subscribe via email to "Emergency Emails" through the Emergency Email and Wireless Network, a free public service, that notifies you of emergencies via email, cell phones or pagers, through local, regional and national government resources. I get instant alerts of severe weather, nationwide recalls, health crisis warnings, increased terror warning levels, and more. This web site for me personally has been a huge bonus. I love the severe storm warnings, so if they're calling for hail I have time to move my car so it's under cover. I also love the snow and ice warnings. I pass important warnings onto my friends and colleagues as well. It's easy to subscribe and free, here's their web site:

http://www.emergencyemail.org/

I hope you find this helpful. I will add this site to my "Helpful Links" on the left side so you can find it easily in the future. We can all help each other stay safe.

If there are any other web sites you know about that would be helpful to others, please post a comment with the internet address. Or if you'd like me to try to find a site for you, I'll be glad to research it and post as well. Thanks!

9-Story Condo Tower May Not Be Coming To Downtown C'ville?

On Monday there was an article in "The Daily Progress", called "Tower plan could alter downtown", read more:

http://www.dailyprogress.com/servlet/Satellite?pagename=CDP/MGArticle/CDP_BasicArticle&c=MGArticle&cid=1173352355350

A developer from Richmond was trying to get permission from the Charlottesville Planning Commission to build a 9-story buidling with condominiums and retail units, at the corner of McIntire Road and W. Main Street downtown.

This proposed building would have been a massive improvement over the current building, RSC Equipment Rental. I see no reason why the height of the building should be a problem. The Lewis and Clark building downtown is also a tall building. It would improve this prime corner.

However, in this morning's "Daily Progress" there was another article, "Panel pans tower plan":

http://www.dailyprogress.com/servlet/Satellite?pagename=CDP/MGArticle/CDP_BasicArticle&c=MGArticle&cid=1173352379782

The Planning commission voted against it 4-2 because Charlottesville isn't getting enough in return. They want the developer to make a larger contribution to affordable housing in the city.

Hopefully both sides can find a way to make it work. But for now the city says no.

Do you think the city should have turned them down? Please post a comment. Thanks!

Biscuit Run Is Getting Closer To Becoming A Reality

Biscuit Run, the largest development ever proposed in Albemarle County, is closer to happening. I believe the county and developers are working hard to make it a win-win for both sides. I am 100% for Biscuit Run; it sounds fabulous and I may move there in a few years myself. This community and its developer, Hunter Craig, has certainly taken our community to the next level. I am not a listing agent, nor in any way involved in this community. It has so much to offer for everyone, regardless of their wish list, that it appears to meet everyone's needs.

I realize they will have to do something with the traffic issue, and it appears they are working on that as well.

Read more about Biscuit Run in this "Daily Progress" article from last week:

http://www.dailyprogress.com/servlet/Satellite?pagename=CDP/MGArticle/CDP_BasicArticle&c=MGArticle&cid=1173352314066

Read more details about the Albemarle County Board of Supervisors' recent meeting where they discussed the Biscuit Run Development in this blog post at CharlottesvilleTomorrow:

Patience and persistence is sometimes what it takes to bring the right communities to our area. What are your thoughts on Biscuit Run? Please post a comment.

It's a wonderful life

It's A Wonderful Life.

Sometimes it can be easy to forget how wonderful this life is.

Whenever that happens, stop for a moment, open your eyes, and listen to
your heart.

Life is filled with miracles both big and small, and they are all
around us, just waiting to be noticed.

It can be so easy to get caught up in work, responsibilities, and
worries, but that's not what life is truly about.

It's about pushing beyond the ordinary and everyday, and finding the
strength to reach out for those dreams in your heart.

It's about looking for the positive even when the negative seems
overwhelming.

You are a special person who deserves all the happiness the world has
to offer.

Don't wait for something huge to happen to make you stop and realize
how wonderful this life is.

Open your eyes, open your heart, and look for a little miracle in very
day.

Reach out for your dreams, stay positive, and make your life the
wonderful success story it was meant to be.

- Rachyl Taylor from"7 Days to a Positive Attitude"

Life is what you make it. Be happy, smile and good things will happen to you, and you'll also feel better. There's always something you can find positive about the day, even though there may be some negative items in your day. Give your pet some loving, and smile and compliment your colleagues and friends. How can you make someone's life a special day today? Enjoy your life every single day. Albemarle County Is Getting "Greener" & Saving Money! Well Done!

Albemarle County will probably be used as an example for other counties in the future with their innovative "green roof" on the county office building.

A green roof system is an extension of the existing roof which utilizes a root repellant system and high quality water proofing, a filter cloth, drainage system, and a light-weight growing medium, as well as plants.

Saving $'s, keeping the building cooler, and experimenting seems to be working. The roof was paid for by grant money, so it's a win-win in every direction... without using tax payers' funds.

It's great to be an example for the future! I love that Charlottesville puts "being green" as a priority.

Read more from NBC29's article "Albemarle's Green Roof Two Years Later":

http://www.nbc29.com/Global/story.asp?S=6884225&nav=menu496_2_4

Here are more photos of green roofs around the world:

Here's a video I found about green roofs:

Read more about them at this web site "Green Roofs For Healthy Cities":

Where else could we use more "green" in our area? Please post a comment with your ideas.

Will Hollymead Get Mixed-Use?

Development continues...

Northern Albemarle county boasts Hollymead Town Center at the intersection of Route 29 and Proffitt Road, and the growth in mixed use of another phase with residential and commercial.

The county is watching carefully and expects the proffers that come with development.

The good news is 20% of the project will be affordable housing, which our area needs desperately.

This shopping center has some fabulous views, so it's a delight to shop here with several great stores including my favorites: Bonefish Grill (I believe the best seafood in town as well as magnificant first class service always), Maggie Moos Ice Cream (a new experience for ice cream), Harris Teeter (call or fax your order in and they'll bring it to your car... Wow, that's service), TGIF (great burgers and my favorite salad with chicken), Panera's Bread (everything is great: breakfast, lunch or dinner), Target (a nice, clean store with almost everything including a pharmacy), Kirklands (a fun store with unique household items), and of course Starbucks. These stores are just a sampling of what you'll find.

Here's a link to a map of Hollymead Town Center:

http://www.regencycenters.com/propertydocs/000751-sp.pdf

Does anyone else have a favorite store at Hollymead Town Center? What would you like to see in the new commercial section? Please post a comment.

There are townhomes being built also at the rear of Hollymead Town Center. If you would like more info on them, I'd be glad to furnish information. Email me at Kehoe@move2va.com or call (434) 980-2860.

You can read more about the new mixed-use plans in this article from the "Cville Weekly":

New Big Box Shopping Center Coming To Charlottesville?

More shopping may be coming near the downtown area of Charlottesville, close to the Holiday Inn South.

In my opinion this shopping center is very much needed and is in a great location, just off the interstate. Development is rapidly advancing on this side of town, and once Biscuit Run is built, it will be a popular shopping center, used by many of the residents nearby.

It will be great to have a Home Depot, another source for home improvement products, along with Lowes on Route 29.

Personally, I wish a Costco would come to Charlottesville!

I agree with the Planning Commission that we need this development. Placing too many constraints may force them to choose anoother location. The stores and developers need to make a profit as well. If half of the store isn't used, they will not prosper. This is Charlottesville, not northern Virginia, nor Manhatten, so let's keep things in perspective.

Welcome to our latest, greatest shopping center.

Please developers, leave us some trees as well.

Proposed Deerfield Village center in Greene County Faces Resistance

Greene county is growing at a very rapid rate with both commercial (Wal-Mart Super Center) and new subdivisions on both sides of Route 29.

Another developer has stepped up to propose Deerfield Village, a commercial development as well as 127 village homes. Residents met and voiced opposition to the village homes. Now the developer has added items to his proffer to make it more attractive to the residents as well as Greene County.

Read more in this article "Concerns raised over proposed Center", from Greene-News.com:

In my opinion, it is fine to grow but you must be cognizant of growth, such as schools, roads, traffic and more. Growth is imminent, but we must plan very carefully. Once all our land is gone to development, our rural areas and beautiful towns will never be the same. So growth with caution and planning should be our motto.

Advance Mills Temporary Bridge To Be Built

Earlysville residents and others will certainly welcome the addition of a temporary bridge. This will relieve the stress of having to go miles out of the way to get to their residences and work places. Instead of installing a new bridge which would mean waiting years, the temporary bridge will be installed in 6 months.

I'm sure all of us are concerned about bridges considering the fatal tragedy in Minnesota. Here's a memorial video from YouTube:

Click this link to view a video from CNN that shows the bridge collapsing:

http://www.cnn.com/2007/US/08/02/bridge.structure/index.html#cnnSTCVideo

The bridge that collapsed in Minnesota was a deck steel truss bridge. Virginia has a total of 12,742 bridges, and of those 2,862 (22%) have been deemed "deficient or obsolete" by officials (most of these were in northern Virginia).

National Ground Intelligence Center Expansion

The NGIC expansion seems to be politically laced. In my opinion it is good for our community. But we must look at all angles of the expansion and make sure the community, as well as the developer and the government are all receiving a fair and equitable share of what's good for our fine community. The expansion will bring in many northern Virginia families to our community. We will need to have housing for all of those individuals. They will be using our schools as well, so the tax base is very important.

Belvedere - The First Inter-Active Neighborhood In Central Virginia!

Belvedere is the latest and greatest in building is green, and it's coming to Charlottesville! Save on utilities, be environmentally friendly, and be a part of the new age in building. If you'd like more information on building green, email me at kehoe@move2va.com. Please post comments and questions as well.

Belvedere is the First Neighborhood in Central Virginia Accepted into New LEED for Neighborhood Development Pilot Program

-- Principles of Smart Growth, Urbanism, and Green Building Showcased in Stonehaus’ Inter-Active Neighborhood --

Charlottesville, VA – July 30, 2007 − Stonehaus, a premier full-service real estate development company in Central Virginia, announced today that its Inter-Active Neighborhood located in Charlottesville, Belvedere, has been accepted into the LEED® for Neighborhood Development Pilot Program, which is being conducted by the U.S. Green Building Council (USGBC). Belvedere is the first neighborhood in Central Virginia to participate in this new LEED program, which has developed the highest benchmark system for environmentally responsible and sustainable development.

Located on 207 acres off of Rio Road East in Albemarle County and close to downtown Charlottesville, Virginia, Belvedere will be a mixed-use neighborhood comprised of more than 400 Energy Star* and EarthCraft** certified homes, neighborhood retail space, green office buildings, loft apartments, and a civic core. Belvedere’s Inter-Active Neighborhood design reflects three key elements: showing a commitment to nature and sustainability, encouraging social interaction, and embracing healthy lifestyles.

“We are thrilled to be part of the LEED for Neighborhood Development Pilot Program. From the outset, Belvedere was not just about building green homes, but designing an entire neighborhood that supports a vibrant, interactive, healthy community based on sustainability. Receiving LEED certification for an entire neighborhood will be a challenge, but one that Stonehaus is ready and willing to meet for the residents of Charlottesville and Central Virginia,” said Chris Schooley, Director of Development at Stonehaus.

The LEED for Neighborhood Development rating system integrates the principles of smart growth, urbanism, and green building into the first national rating system for neighborhood design. The rating system will be a tool to help planners and developers create communities that not only protect the environment, but also address important public health issues such as physical activity, traffic accidents, respiratory illnesses, and affordable housing.

“Communities such as Belvedere can play a tremendous role in community development and serve as an example for other developments,” said Rick Fedrizzi, President, CEO & Founding Chair, U.S. Green Building Council. “LEED for Neighborhood Development is designed to recognize and certify neighborhoods, such as Belvedere, that encourage a healthier lifestyle by placing services, workplaces and schools within walking distance, provide attractive and safe pedestrian paths, and create neighborhoods in a smarter, healthier, more sustainable manner.”

LEED for Neighborhood Development is a collaboration between the U.S. Green Building Council, the Congress for the New Urbanism (CNU), and the Natural Resources Defense Council (NRDC). The rating system will evaluate communities on criteria related to smart location and linkage to the community at large; neighborhood pattern and design; and green construction and technology. LEED certification provides independent, third-party verification that a development's location and design meet accepted high standards for environmentally responsible, sustainable, development.

The pilot program is expected to conclude in 2008. Based on feedback gathered during the pilot, the rating system will be revised to improve its effectiveness and applicability to the marketplace. The revised rating system will then be balloted according to USGBC's consensus process and undergo approval by CNU and NRDC.

According to Cass Kawecki, Director of Sales and Marketing for Stonehaus, Belvedere’s Inter-Active Neighborhood will achieve its goals of sustainability, encouraging social interaction and supporting healthy lifestyles through features that include:

Sustainability

• Energy Star and EarthCraft certification for all homes,
• LEED*** certification for Civic Core, office buildings and overall neighborhood design,
• Stormwater management incorporating on-site biofiltration,
• Preserved areas that showcase native trees, plants, and flowers,
• Walkable destinations within the neighborhood,
• Low-flow plumbing fixtures and rainwater harvesting, and
• Infrastructure to support convenient recycling throughout the community.

Social Interaction

• Town Center with local shops within walking distance, an indoor/outdoor amphitheater for community events and local school and swimming/tennis facilities,
• Open space for recreation, including safe and convenient access for kids to trails, pocket parks, a dog park, and a village green,
• A formal and informal network of hiking and biking trails

Healthy Lifestyles

• An organic farm organized in accord with the Community-Supported-Agriculture (CSA) model,
• A broad range of programs that encourage wellness organized by the Belvedere Wellness Coordinator,
• Commitment to the arts, such as Art in Place and Saturdays after Seven (SAS) events,
• Healthy indoor air quality for all residences through high-performance mechanical ventilation, low-VOC and no-VOC finishes and adhesives, and flooring options that meet the American Lung Association Health House standards.

LEED has been adopted nationwide by federal agencies, state and local governments, and interested private companies as the industry standard of measurement for green building.
